Anyway, personally those feel like too much of a risk for me at this point, as I don't have any experience with hiring/supervising contractors etc, and I suppose doing this the regular remodeling / general contractor way, any potential profit would go to the GC rather than me.So maybe I'm missing something, but it seems that for a newbie it's rather hard to get those kind of deals on properties?
Peter Hroph 3 roommates, 1 moving out, re-newing lease - dealing with deposit

One could credit the remaining folks for the deposit on file and return just the leaving tenant pro rata, but then you need a small check from the remaining tenants anyway to get the full deposit, and you never know how they have allocated or paid the deposit (or even if they are on good terms), and you rely on the kindness of strangers to return it to the leaving guy (so he does not ask you for it later).Either way, make sure it is crystal clear and communicated (I communicate it multiple times) to ensure a smooth transition and prevent problems; that may be key, get the fuzziness out and make sure no feathers are ruffled.

As @Mindy Jensen has pointed out, yes each bedroom needs two exits, Egress window for escape and a door that will lead to another exit, it cannot pass through another bedroom or bathroom only to a hall or common room then out. they must have not had one of those exits in that house in Colorado.
