Otherwise, if you're not comfortable with it, I'd say keep looking for a renter with a more "normal" amount of debt.

A demolition is a disposition for zero dollars of consideration, and I am comfortable with the position that if a dwelling unit is demolished or destroyed, and the subjacent land is sold thereafter within the time confines of Sec 121, the land qualifies for the Sec 121 exclusion as long as the prior dwelling unit would have met the ownership and use requirements under Sec 121 notwithstanding the demolition or destruction.

Also...if the real estate side of my nest egg shows a "0" profit - it means that my stock dividends are taxed at a 0% rate, plus - -I'd get $12,000 per year in health insurance cash, plus $6000 a year in child tax credits.

You definitely give up on a few things - complete privacy (multi-families are old, with thin walls and creaky floors), sharing a backyard (we never felt comfortable having friends over and having too many beers on weekends or holidays), and we were always in landlord mode mentally (let us know if you need anything!

@David Clinton III That's what I'm thinking too David, When I move out of the duplex the house will still be able to cash flow well over a 1k After all expenses so I still feel very comfortable with the mortgage payment , im Located in cda looks like you are as well so you know how this area is..
