I have a lovely 1958 tri-level home (house hack) that I recently listed for sale, but I'm considering pulling it off the market to do a kitchen remodel (tile, granite or quartz countertops, new appliances, light fixtures and new cabinet hardware).

Potentially a wet bar (included in that number) or without it knock a few grand off for cabinets and countertops.The home is our current home that we've live-in-flipped over the last couple years and just cash out refi'd with the intentions to 'move on to the next one' in a year.  

Good stuff about the house: The house had a new roof and newer windows installed not too long before my purchase and had a kitchen remodel that was started but never completed (new but unfinished cabinets, countertops, plumbing were complete). 

Kitchen is garbage, entire rehab, including all new appliances, flooring, cabinets and plumbing (dishwasher is busted and draining into the basement) 8.

So, in our situation, we actually had to put wheels on our oven and other floor cabinets so this would not be an issue.

He's dealing on kitchen cabinets at Home Depot for $13k.

So I'm thinking if I do it in pieces, maybe start with the big things first like plumbing and electrical, then move on to putting some walls in/kitchen cabinets and restroom features that way the cost will be easier to swallow.
