Kitchen Remodel of a 1958 home

Hello, BP!

I have a lovely 1958 tri-level home (house hack) that I recently listed for sale, but I'm considering pulling it off the market to do a kitchen remodel (tile, granite or quartz countertops, new appliances, light fixtures and new cabinet hardware). I have only had it listed for about a month but a lot of feedback is "fantastic house but the kitchen needs too much work." 

What are your thoughts on having the kitchen remodeled then re-listed with a new price? I have run the comparable comps to homes that have sold in the neighborhood within the last 6 months (not a lot of homes to compare to though with the uniqueness of mine), and the pocket net profit could be about 52k-55k compared to roughly 35k by simply lowering the price by 7k.

Any thoughts or suggestions would be fantastic! Thank you!
