For instance a Class A brand new construction Property in a primo location is going to have a very low cap rate to reflect the low risk of the asset.

The properties I'm currently considering are in Michigan, mostly turn key or with light rehab/value add, 1-4 units under $200k.

I live in this multi-family so I take care of the grass/lawn, snow removal in the winter, etc - however, I plan on moving out this year so I'm in the middle of deciding whether to hire someone to take care of the outside work or include it into the lease for the tenants.For the lease agreement, I used the old one the previous owners had and made small changes but there's nothing specific to snow removal, lawn care, or other general household maintenance (changing light bulbs, air filters, etc.) 

Nothing yet, when the tenant moves out I'll do a light remodel.

Including myself, we have five agents, and two are brand new. 

It looked brand-new and much higher-end.

Hello, Im interested in knowing what would be rehab cost for a bath exactly to this standard including toilet (not shown), light above tub, vent fan, vanity light. what is recommended flooring?

My wife has also built a brand around it, so we have that added level of responsibility.
