They have central air plus two portable units we supplied.

They are cheap, reliable, and provide both heat and air.

Mostly cosmetic/updating, although inspections turned up low water pressure in the well and a seized compressor in the HVAC unit.

That podcast just aired yesterday.  

It's a Ranch style home with a partial basement, forced air heating, built in the 60's.

I learned the importance of following procedure early on, and have seen that getting away from that can lead to bad things happening.I was in the Air Force for most of my career and went through flight training.

My dad told me I was crazy and told me his horror story about when he tried rental properties but gave up after his tenant called him all the time to complain all the time and ultimately stole an air conditioner from him and moved out after 2 months.  

So on my side we aren't really trying to pressure the borrower into any extra expenses.I only mention this b/c someone who has experienced only the latter might not know what to look out for with the former.

However, Change is in the air!
