Like orange shag carpet I'm glad that is no longer the case.

I have a project in Oceanside, CA so San diego, or South Orange and Riverside County providers make more sense. 

Could be a nice play considering the student body has potential renters and Airbnb use considering the out of state visitors while also being relatively close to multiple (Mountain station and south orange) train stations with the NY direct lines

With that said, if it was orange county, that could be $1.2M, and the $10K savings could be $100K and the$3K could be $30K, then the numbers are big enough to look differently.

I have also painted the house top to bottom, including painting the trim white, which was that orange pine 90s look before. 

I am under negative cash flow since last 2 years on my 1st rental property purchase in Orange County, but it has appreciated 8% in 2 years. 

You are talking about apples and oranges with flips and rentals.
