Depending on the size, a small mini split can work as well.All in, in AZ, we are seeing a conversion like this cost $40-50K for roughly 600sf of additional / permitted square footage.

I use aims mapping all the time to help discover a properties zoning, lot size, flood zone info, taxes, square footage etc.

Each Unit Has lots of Square Footage.

Sometimes homes do not have the correct number of Bed's or Bath count or square footage so the calculation will not be correct.If you use the search tool to filter and look in that zipcode for "Identical" sold homes in the last (6 months) compare all of the most recent sales and proximity of up to 2 miles to gauge the value. 

Also the police are sending a detective to home depot to see if they can get footage of whoever returned a toilet at 8:59am today.

In order to get a decent deal, I will have to do some upgrades, add some square footage, etc. to create the value.
