I think that has to do with how many people jump into one of these that are not well suited, just don't have what it takes or more likely just are not willing to put in the work needed to be successful, which gives you skewed averages.

You have to buy them with the idea that you also must get your cash you put in back to you and into the next deal ASAP.

Happy to put in as much of the work necessary but I not sure how far along in the process experienced investors would like to see before they are willing to look at a deal.PM me if interested.

My partner and I do have funds to put in for our skin in the game, but honestly not much.

I put in thousands more than that of my own money to fund the rehab costs and monthly holding costs, but that was just the money I had to pay to receive a clean title and get title insurance. 

I think it is flsonline.They have it in excel format already with plenty of additional info.You can check with them about the other counties, but typically they have just for the larger counties in Texas.Good people.The other places you would have to put in excel, I don't think they are spreadsheet ready and lack a lot of info.You can probably get a VA to put it in excel cheap and fast.
