As a wholesaler I'm trying to create more value for my business and making the process of purchasing a home from me as easy as possible, I'm thinking about paying for an inspection(my best friends dad has a certified inspection company and he will charge me $125 on homes less that 2,000 sqft)so the buyer will know exactly what's wrong with the property.

Sounds to me like your an underpaid wholesaler lol....how about you try to negotiate deals with the homeowners yourself then assign the properties to your investors for %65 or under ARV?

I now have a solid:Purchase AgreementAssignmentandSub-Assignment (for other wholesalers who I'll offer $X(ie: $5k) to help me find a buyer)I've worked hard getting these set up the way I want (to provide safety yet stay short and look aesthetically pleasing), but I feel like they're pretty solid,look good, and are concise.
