But I would probably have a couple months worth of vacancy during that five years, plus utility costs, plus the risk of getting a bad tenant...When you consider the true cost of turning the unit over and the risks associated with removing a stable tenant, it may not be worth the effort.

Not including principal pay down.This is overly simplistic, as it doesn't take into account vacancy, maintenance, repairs, HOA, utilities, etc but you should get the drift.

Still, what I do (which let's be frank, is still somewhat trash) mirrors other comments: square footage, age and life of components, and vacancy rate based.

You have to get a bit lucky in the process to nab the best ones (albeit attractive properties at reasonable rents are a great start), and you almost certainly have to be leasing the right time of year.For a few years when we had properties hit the market in fall or winter, we would give the option of a long term lease but default to a short term to avoid vacancy days stacking up.
