Using a forced-air system that has a set temp, tenant's cant change, say 65, and then there is baseboard electric heating in the unit for "boost" heat that the tenant can control, and pay for themselves.

I am going to piggyback off of what @Jeff White said and ask (if you don't already own) if you've considered using a loan program like FHA to purchase your primary residence? 

I would recommend hiring a lawyer to write the contract and if you already have a contract in place, using a title company to close the transaction.
