I can't speak directly to your area, however, I do think people are looking for more unique properties when they vacation. 

They have been perpetually "working on it".Beyond is a significantly inferior tool for pricing my unique properties.

A good deal to me may or may not be good to anybody else - we're all unique, as is every single deal, and we all play this game our own way.  

Call it what you want and people need to research as much as they can but if you honestly believe Capitol Heights is a high appreciating investment in the DC region, then by all means go for it.
