As healthy as Dallas's generally very strong RE market is, what other markets in Texas do you consider to be an alternative for investors who might be hesitant to jump into Dallas or Austin at this late stage?

That could put you in a difficult position where you might not be able to become an owner if you cant provide alternate collateral.

I used a cash advance from credit cards to reinstate the loan, and used credit cards to finance the rehab.On later deals, I used a wraparound mortgage (actually an all-inclusive deed of trust) or private money from a hard money broker coupled with credit card advances, signature lines of credit, and later an equity line of credit to bridge the financing gap.All of that helped me build a track record that allowed me to do the next several hundred deals pretty much the same way: using equity raised from wealthy investors desiring passive income from alternative investments, coupled with either bank debt or private money lenders (at much better terms than when I started).Good luck!

Flower shop went out of business due to internet sales.We've had trucks drive through store fronts of Rent-to-Own retailers, break-ins at mobile phone stores, naked people in our fountains, armed robberies and a murder inside of video store.

To get the 240V needed for certain appliances, you get two legs into the house on a service, and each alternate circuit breaker is fed from a different leg; not sure about a fuse box though because they might be arranged in some other way.
