Mixed bag so far.I flipped one house for about a 40K profit in 4 months.Then lost about 5K on another flip over 15 long and painful months.I am buying notes now instead.Hopefully less of a headache.

It was inder contract at full price in 30 days, HOWEVER, the buyer did ask for changes that were a pain , but I charged them for one item that I made them pay in advance, on the other was a non refundable added to Earnest money.

Second it sounds like a real pain with a lot of rules like if you don't have your rehab done and have the place occupied within 6 months you have to give the house back and you lose everything you put into it.

Walking son home from school the other day because he was a bit sick and some dumb a$& decided to run a red light, had to make sure son got to the curb, a bit painfully (he landed on his butt) but I got clipped by the vehicle.
