I would not trade lives with any of them.I've learned to keep my real estate friends and my "old" friends separate.

The bathroom combines a large soaking tub with a separate shower.

Common hallways separate the mail entry and the community laundry room.

Property management is a separate cost, and 10% is usually what I account for that.It has worked for me for properties that don’t need a roof or foundation (ie high capex items) at time of purchase. 

The title (or escrow company depending on where you are) will have to do all the same work for each property separately.

Is it best to have two separate LLCs or start one together ( all three of us).  

I couldn't cashflow by renting the whole house so I am leasing each room with separate contracts and I am now cashflowing.

The previous lease listed all three of the roommates, but they all paid separately.

I got a hold of the Seller’s disclosure and learned that the property had some stucco repairs done: On 6/25/2021, the Stucco Company did a Moisture Inspection Summary that reported back high levels of moisture in the walls, aged sealants, sealant separation, missing flashings, It was highly revommended that “a follow up inspection be done within 12-24 months after all repairs are compelted to ensure that the moisture levels remain within an acceptable level.
