@Jonathan Pflueger  especially when the lots sold for 990 to 2900 each :)  guy named George Triphon bought a thousand of them at tax sale.. he did that is Lake co also.. made millions in the land game in the 60s.. that was my incubator watching those guys work.. and listening to how they closed the deals.. :)Not sure when I would get down that way next been a few years..

As with all investing, you say no to thousands more opportunities than you say yes too.

I know there are thousands of ways to make money in REI, but as for which strategy I should implement, I am curious as to what advice you could offer. 

My mom started investing with me when she was in her 60's and now she has a couple thousand a month in cashflow and she can live off of for the rest of her life. 

I was a funder of the BRRR this is not a new thing.. we did a few thousands of them prior to 08.. but the difference was it was a turnkey BRRR and you had me as the senior lender making sure the rehabs got done.. etc.. when you try to do it yourself your taking on risk with your own capital.. 

But lets just say that as a median performer, you want a duplex/triplex operating, and you need it to pay for itself, and make you a couple thousand dollars a month over a yearly average.

There are not thousands of firms selling notes to investors, it is a select few and those in the business already know who they are.Is it possible to find a note here and there to broker - yes but I don’t see how someone can make a full time business out of it and make it profitable.

In the end its an asset and you can always sell and sure you might take a few thousand dollar hit here or there but I would rather carry that then $100k+ in debt at the beginning of your journey.
