My advice is learn to be more detail oriented,  like actually reading the description of the forum you post in looking for advice, and see it's about maintenance and renovation.

I routinely pay $6,000 to $8,000 in Holding Costs.  

We've had some maintenance concerns, but overall things have gone well, this year!

A 30yr loan at 5% for 160k would be about 850/month so add taxes, insurance, maintenance, management, cap ex and as long as your monthly rent is at least $100 more that that, it would probably be a good deal.

Since it was foreclosed, the bank takes no responsibility for the state of the building so if it turns out there is major deferred maintenance, you may not be able to get FHA financing and the bank won't negotiate or do repairs beforehand so you will be out of luck. 

I talked to the rep agent about that and he said to just budget 3k every year for repair and maintenance.

They did a good job of dealing with the dud tenant  I wish their record keeping and reporting on maintenance issues were a little more in depth, but then this is the first PM I have dealt with so I may have unrealistic expectations.

The thought of off loading the capex and maintenance sounded good to the owner.

The dust is finally settling on some things and I am returning to my normal routine. 

They have not had the baby yet, but my only regret is they're somewhat high maintenance.
