If they can read, and follow the directions, then you might not get a phone call for something simple at odd hours.And notice I said a copy of the manuals; I keep the originals to make the next set of copies as needed.And I have been to the seminar where the speaker said to give out turkeys (or a certificate good for one) near the Thanksgiving holiday.

So if the note hasn’t been paid in say two  years ( perhaps the borrower filed bankruptcy, demanded mediation, entered into a number of modification agreements he didn’t adhere to, or just rode the Covid “foreclosure holiday”, it is possible the borrower hasn’t made a payment in 2 1/2 years.
