A good realtor can generally help you win a bidding war with a higher earnest money and a fast close with no inspection if that was the case.Under the current circumstance you could pull out just enough cash that will allow the home to cash flow based on a LTR.

Some, do indeed, partner with the management company, where the management company is either an investor themselves or help raise capital and PM is part of the GP group.

In general it sounds like "help me help you" is the best approach, what else has worked for people as far as things to offer?
