For any wholesaler out there, when you first went about getting an assignment contract/double close documents produced did you have your own drawn up and then reviewed by an attorney?

Trouble is, in my market, there are no readily available duplexes to purchase - that make sense price-wise.

Because the market is so hot, they're producing about a half-percent monthly.

Now I have had this happen and it gets a little stickier.. out west here when we win a bid at trustee sale a lot of the foreclosure companies are pretty timely in producing the trustee's deed and getting it recorded..

Bear with me, because this might be a stretch, but maybe the bank through which you process the income on the $40MM income-producing real estate portfolio might be a potential solution to your problem?

wholesaling you dont know anyone I would urge you to explore either being an agent or an agent on a top producer team.. your thought of retiring on cash flow while that is pert near everyone on BP s goal it is rarely achieved in reality.
