@Dawn Anastasi thanks.... i'll go over there and see if it really reeks to permanent damage status.But I'm not a 1 strike your out type person.... especially if the situation is amendable(he's paid late fees and NSF fees twice totaling over $300)

At this point, I would use all rent payments to pay down the loan balances of the 10 homes (1 house at a time) with the goal of having all the homes completely paid off by year 20.

The structure seems bulletproof, but I wanted to run it by y'all to see if I'm missing something - thanks for any feedback you can offer.I bought my primary residence for $168K, and paid the mortgage down like a mad dog. 5 years later, I did a cash out refi (30 yr fixed, 3.9%) for $120K, which paid off the $34K left on the note, and used the dosh to buy an $82K rental duplex.
