Trust me it can get very bad, very fast.During this year there has been 4 evictions, I am still dealing with one, criminal activity in the property, building back door repeatedly being broken for easy access, unauthorized occupants in units, pet poop all over the place (pets are not allowed any more).Because the area has a bad stigma, attracting market rate tenants is impossible.

all you're getting in return is a massive tax write off.But it's not all bad news because this is what you simply have to do:  Buy a house in a subdivision in a cul-de-sac and rent it to a family that has kids and pets.

I tried zumper but had several problems in the past with listings so i stopped using them. apartments.com from what i read they sell your info and your get lots of spam emails but havent tried it yet so cant say if its true or not.I have been doing this for the past 15 or so years and craigslist was the go to, but times change and i need to adjust to the times. in the past 5 years craigslist has slowed down and i dont get as many inquiries so i am trying other sites but none seem to be worth it. i dont think its my listing as i have decent (not professional) pictures, the price is not too low that i attract low income and not too high that majority cant afford. im priced right in the middle for my area compared to other listings. the description lists the property info, pets allowed, drive time to shopping centers etc. basically i get better quality tenants from craigslist, but very little applicants.

I had great renters who left the East Lake Terrace house last year to buy a house right off Fayetteville and I-20 (about a mile west as the crow flies).That said, I got the 3rd house last winter in Midway Park (just across Memorial from Avondale Estates), a rehabbed (oh, except for the crappy wiring and totally rat-eaten ductwork) 1,200 sq. ft. 3 br/1.5 bath ranch, for $60k last February, but haven't seen ANYTHING coming close to that price on the open market since.FYI - my rents are: for the 2 br/1 bath near East Lake, $800 (includes $25/month pet surcharge); 2 br/1 bath on Columbia Circle, $750; and for the Midway Park 3 br/1.5 bath near Peachcrest & Midway, $875 (includes pet surcharge).
