Hi Jared,For my furnished properties, I personally use Airbnb (and set to 30+ days for minimum rental period) and Zillow.

I think that that approach is vastly superior to investing in US real estate only but, hey, different opinions make for a good market and a forum with interesting conversations. 

Once I got beyond 5 properties I personally stopped budgeting for capex.

Tenant still seems to believe I am responsible for their personal items.

If the rent of that 2 bedroom was $1600, that person would expect to pay $800 rent and maybe another $250 for electric, water, heat, internet for a total of $1050 all included.

Make sure the zoning change proposal makes sense beyond your personal interest.

So, I would find a handyman or something who could do that or maybe first just have the cleaning person try a product by hand meant to remove scratches which I think does the same thing but with manual scrubbing.

This was sold to a local person who had no intention of building there, but just want to use the golf course and other amenities.There are many property owners who are trying to sell lots in Eagle Rock, and many who are letting their property go for tax sales.  

If at least one person is going to be working from home, an office setup may be desirable, although a lot of people prefer not to be glued to a desk and like to move around the home as they work.

The tenant has left as of 6/13/24 and I've turned over the room for the next person.
