If you put it up for auction with no representation for possession, you are going to take a discount on the sale.

It certainly could improve your cash flow but it won't help with finding prospects, screening tenants, maintenance, deposit dispositions, etc. 

Still, it might be the right fit if you’re comfortable with that and have no interest in returning to active real estate investing.
