Different parts of the country yield different returns from different sources, appreciation could be great in one place, really poor in another, taxes will vary and tax credits may be in the mix, so you need to pencil it out yourself in your reality.

In the mid 70's it became popular to start using acrylic plaster which is essentially acrylic paint with plaster mixed in as a thickener versus a bonding agent.
