From my conversations with LegalZoom one state that has a low annual statement filing fee is the State of Michigan (something like only 50 bucks to file their annual statements per year).

You do syndication because you want to share the wealth and even if you go solo on the deal, you still make your investment objective" I decided to practice that very strictly and charge each member...only $25 bucks each month.And that's it, after going through all the drama. we closed the deal and the renovation on the outside already started. one other cool thing about this deal is that there are already tenants occupied in all 3 houses.

Security was a trust deed on a condominium (or so it appeared) in a city close to where I live. 12% interest only monthly payments, balloon in a few months (the maturity date had expired a few years ago).Looked at the signer of the note (borrower) , it was a corporation signed by an officer of the corporation.I'm leaving for a family camping/fishing trip up in the mountains, so I don't have much time to dig deeper until I get back.

The term "motivated seller" is so broad that it includes mostly real estate investors trying to sell a 20k house they bought for 10k to make a quick buck or some dilapidated house that needs 40k in repairs.

My current renter says it was a great way to get matched up on the features of each unit.Anyway - wanted to let everyone know they just added a promotion offering 5 free leads to all landlords so it's really a great way to get your feet wet (i'm just knocking my head a little that I had to pay a few bucks to get my tenants haha) Hope this helps others on here find those pesky tenants!
