I was impressed considering how ugly they originally were.I'd paint the cabinets, replace the tops, replace the sink, build an island out of off-the-shelf cabinets for more storage, add a tile backsplash and maybe find some used, black appliances.That way, the kitchen is more attractive because it looks like it is on purpose.

You have to treat them as god, and don't ever give the impression you're trying to do the minimum.I'm sure you will follow strict standards: sprinklers, handicap access, natural disaster or flood protection, stormwater management for impervious surface (might need substantial room for a settling pond).
