You can start doing deals while working full time but you will need a solid team to handle the day to day depending on what type of deals.

Some larger lenders may actually have more lenient appraisals due to the volume that they handle, maybe? 

You'd need one helluva track record to make the bank feel comfortable that the owner/operator is going to handle a portfolio like this properly, and make good on their investment.Do you have any experience operating projects this big? 

After that i'd reach out to agents who work for companies that handle property management.
