Yes NH can be competitive, especially in highly desirable towns like the ones you’ve listed.

Listing for $500k and netting $500k after 60+ days + after-inspection repairs and showing /offer indigestion are very different.

additionally sometimes the listings are just garbage, cell phone pics, or no pics, and limited info will easily make a listing sit. 

The duplex I bought about 6 months ago (in 2023 as the market cooled off) came in under my appraisal, which means I had free equity, and I paid less than 60k of what he had it listed for on the market a few months prior. 

I send out direct mail to probate properties so my list is manageable in the range 500 to 800.
