@Chris SeveneyHe addressed all of this in one of his videos on YouTube.He has so much positive content out there so I don’t know how you even found that unless your search was biased to begin with.

In the ad I give a brief background about me / the other roommates to give candidates an idea about who they would be living with, but do not bias when selecting final candidate. 

Speaking of Buffett - he's been sitting on piles of cash for 12 years before making a couple of purchases in the last few years.To be a bit more action biased I'd look at Alberta where prices are still low-ish; at houses without any condo fees where you could carve out 3 units to rent instead of just one; perhaps STR-MTR in cottage country where you could negotiate a good deal.

If you ignore or deny this fact you are either very naive/uninformed or complicit with bias towards a political agenda or mainstream narrative.

I am biased both in that I invest in Southeast cities and own a turnkey company, so I think some other commenters can give advice on this point.  

As an agent, I'm biased and recommend using one of us!

All agents are biased, myself included :)  East Tennessee is hot (Knoxville, but also even further Morristown/Johnson City), as is middle Tennessee from Nashville expansion (Cookeville/Crossville). 

I may be biased against condos but they are usually tricky to make cash flow.

If thats what you need, ask the sponsors for a past investor referral--its going to be biased, but the odds of finding someone in this thread are 0.0001%
