From my perspective there is a lot of excess spending because noone is keeping an eye on it.

Are you still in the feasibility stage?

I'm not a lawyer and this is not legal advice...Six months is certainly excessive, but not completely unheard of when dealing with a probate case - the file normally has to get on a probate court docket, work it's way through the system, and eventually the judge orders/authorizes the sale of the property. 

I have separate excess liability policies from another insurer for units 5 and beyond.The Geico umbrella covers me and my primary in one state, and excess liability for 4 of the my rental units in another state.

I've been thinking about scouring CL to find furniture to stage my rentals.

Buyers all balked until I staged those two small BR's with bunkbeds.

If no exp tank and if, IF you have this problem, the excess will flow out of the T&P (temperature and pressure) valve. 

It's easier than you think to fall into the analysis paralysis stage and not even realize your doing it.

Once you have the entitlements you can start the final bidding process, fund raising and financing stage.
