Local court is always better than most forms of modern entertainment.

Have your agent reach out to the listing agent and see if they are interested in entertaining seller financing/REC.

A lot of very interesting and entertaining responses.

They spend money on essentials and then entertainment type activities to life their spirits.

I have one tenant out of 15 that paid 1/2 her rent for April (she works in the entertainment industry) but has paid full rent for May and June.

Typically the less affordable markets have appreciated more because they have multiple of the following: population growth, diversified economies, nice climate, housing constrained, rising incomes, large variety of entertainment opportunities, housing shortage, high paying jobs. 

To make it even more fun, there is often a single family member that doesn't actually want to sell (but his signature is required), wants to 'keep it in the family,' but doesn't have the credit/assets/income to actually make that happen, so he might just be difficult while entertaining his delusions.

Just invoke the "happy clause," and thank the stars above if/when they leave.It's actually pretty hilarious that they are trying to say the carpet must be changed out - in a separate room from where the guy died LOL.I could tell you some entertaining stories about tenants we invoked the happy clause with - and were so happy to see leave :-)

I'm going to follow this discussion as this guy is sure to be entertaining.
