You asked what cost can jump in the middle of a project.Holding cost - contractor says it will take 2 months and ends up quitting or taking 2-5 months (with no savings or emergency funds you’re in a pinch)Fix up cost - it’s all good until walls start coming down.

I'm a Portland NET (neighborhood emergency team) trained to respond in a disaster situation, and even with that knowledge and bias, I still believe that the chances of an earthquake happening while you own your properties is low. 

The house is beautiful but only 3 bed/1 bath (all upstairs), main floor has all original hardwood flooring (living room, sunroom, formal dining and eat in kitchen) and the unfinshed basement  has laundry, storage, and an emergency toilet (no walls surrounding it lol).

Or do I just funnel all extra cash into emergency savings or some type of investment and just keep doing that and just allow the PMIs to fall off on their own over time?

I was interested in their night services so I will not be bothered in any emergency.

But don’t take too long – pick a path and go with it (unless material information to the contrary emerges).

I believe Calgary will be the next emerging RE market in Canada as Vancouver & Toronto are getting very saturated and the prices are just out of hand.

My lease obviously grants me entry with no notice in the event of an "emergency", but I'm a little unsure how to proceed.Thoughts?

Thanks everyone for the help within an hour after posting this cry for help the sellers had a professional emergency response company there to get all the water up and prevent any mold with commercial grade dehumidifiers and fans.
