They all seem very appreciative of this.If a tenant fails to communicate, hides from me, abandons the property, or otherwise tries to avoid working with us, then I'll follow my normal procedures, as much as the law allows.

I'm the boots on the ground, I find and structured the deals, walk the properties, write up the offers and communicate with our agent, my money partner and I split 50/50.

Companies, and it's tied to the #1 mistake more novice investors make and it is that P.M. looks easy, seems simple, and in reality it is a HUGE job that eat's time like a bottomless pit, requires considerable systems, and efficiency is EVERYTHING. 

I do want to try to work with this guy and maybe help him with the rent if need be, the problem is, he is cut off all lines of communication with us. 

Unfortunately since it is an REO, there is no direct line of communication established already and he is supposedly living outside the US. 

I wouldn't reach out to them constantly and overwhelm them, but definitely try to keep the lines of communication open.

What is an efficient way to actually get the contact info of that many owners? 

I think the creativity and availability for prospects to see available homes on demand will ultimately create a higher level of service for future residents as they weight their options, and will also likely lead to gains in staffing cost efficiencies for owners.
