The current tile looks like the old bathroom stuff, so I'm thinking about replacing it with the big vinyl squares that look nicer and can be replaced easily (some have told me to stick to the ugly squares).

Otherwise listing it on the MLS is going to cost to 3-6% on your income on both ends.Zillow and Trulia work perfectly fine and cost nothing if you wish to easily market your deal.Get an assignable Purchase & Sale signed...Open title...Then market...As a wholesaler, I can tell you the only money you NEED is marketing liquidity and VERY few lenders are going to give you money for overhead.

For FHA I would probably look for a tri or a quad in a middle income neighborhood that might cash flow more and sell more easily in the future.

There are many, many other reasons and examples of how the business model you are thinking of could easily go eschew too ...Much better off staying local and self managing ... or staying local with a PM that you can closely oversee to validate that they are taking care of your business, and if not much easier to fire, take over in the interim, and then replace them.
