Are you guys planning to stay in the Miami area long term?

There are some reputable hard money lenders and a lot of disreputable ones, but you are going to need to layout your plan and resources.

I have a small health care benefit from my local government career, and I have VA health care since I'm ex-military but it's not as good as it used to be (too many people in the system, too few providers at the VA) so I am planning on buying a supplement on the marketplace when open enrollment comes in November.

I am not (yet) into commercial RE as I am just starting out BRRRR on my first property which God willing I plan to convert it to a duplex from the single-family that it is now. 

As I plan to house hack whatever I purchase, my expenses should be covered by the tenants.

Spackling, caulking and painting are all important skills if you are planning on owning property in the future.  

I am fortunate to be surrounded by knowledgeable brokers, agents and hard money lenders but feel I need a solid plan in place before I attempt to tap the resources around me. 

My husband and I own a profitable condo we rent out short to mid-term, while living in a single-family home we plan to convert to a long-term rental.

How are you planning to deploy that $200k? 

I aim to apply my real estate knowledge to build a portfolio of rental properties, starting with single and multifamily homes and eventually expanding to apartments.Should I pursue a degree in financial planning or accounting to complement my minor?
