this business takes elbow grease.so I hired a person to go into every county courthouse from the CA Oregon border to just south of Tacoma Washington on the Western side of the Cascade moutains and on the East side of the coast range.. and area probably bigger than the state of New Jersey.. in the courthouse they had great Arial Photogs  ( pre google days) that over laid onto plat maps all right there at the counter... he then built a data base took about 1 year of every land owner with 10 acres or more that was not corporate owned that had visible timber.. we then reserve directoried them.. that's how you find telephone numbers.. and since there were no VA's we hired telemarketers to come into our office 2 times a week and start calling..

Write Addressee Deceased on it and dump in the nearest mailbox.

But most of them are moving on while you should probably check to see if they're deceased, living somewhere else, etc.

To me that term borders on being deceptive, since it makes it sound like the mortgage is being assigned, or even assumed, when in fact nothing of the sort is happening.

If the tax roles have at least a valid name I usually google the name but also have found a great website www.radaris.com that helps track down addresses and phone numbers.The neighbors can generally tell you the story on the house and who lived there but I've found that they rarely can give you good contact info.The worst ones are houses where the tax roles have a deceased persons name on it.

Delinquent taxes are a good target because most of the time the owners don't live in the property or the property is for a deceased relative.

Maybe the owner is deceased.

Michael - I receive the newspaper that publishes obituaries but they don't specify whether the deceased had RE.
