Buy a small house with an unfinished basement and add 2 beds and a bath there and rent out the rooms upstairs (higher rents) and live in one bed in the basement.

I would ideally like to buy the property, fix up the house then convert the he double garage into either a studio or even a 2 bed and then rent out the house.

They had a friend (not on the lease) help them clean up the house and the friend has put in a bed and TV while the tenant was moving to new place out of state.

You may want to use your local GIS map for tax information which will typically give you current owner address (important for direct mail), bed and bath count, square footage, lot size, year built, last sale date, last sale amount, current year appraised value, etc.

(Most of the 4plexs in Elizabeth, that I looked at are mazes) meaning.. for example behind the door for unit 3 had a hallway with two doors.. one door had an entrance to a 2 bed 1 bath with a kitchen.
