I'm not going to go down that road and I don't think you'd win on the "I advertised my contract not the property" angle in a court of law. 

It is a tough way to go instead of failing to pay but with the proper documentation a court should not give you an order terminating the lease.

It wasn’t from one of the guys routinely drug through the paper and court (another reason to be a little cautious).  

In my 40 years plus in this business I have one blemish and that was when my securities attorney told me I was fine.. and the State said I was not.. they argued .. and unless I wanted to spend 100 to 200k going to law review court..

I live in Gresham, but have heard a lot about Rarebird which appears to be mostly on the west side of town. 

It only costs $110 to file suit in Fulton County Magistrate Court, but if you file a suit, best case scenario is you will be waiting several months before you see a dime. 

I will prepare this as if I will be taken to court and need to provide detailed evidence on the amounts I have deducted.
