I wanted to get some feedback from other members on the analysis of a purchasing a fractured condo deal vs a full apartment complex.

It will take you forever to get the ROI out of replacing all of the windows in complex.  

I can see how a hotel would be a good investment but it's interesting that you would choose that path when hotels are so much different than apartment complexes.

This will provide immediate income while a multiplex would probably not replace income unless counting on appreciation or managing a very large complex.

My ultimate goal is to develop massive condominiums or apartment complexes for profit and investment purposes.

Lots of helpful informationAs others have mentioned, I've used the urban zoning in Seattle to get an idea of what could be built, which could potentially be a multi story apartment complex, but it's really hard to guesstimate the build costs and demo costs.

We have a decent portfolio of duplexes and fourplexes, but recently committed to larger complexes and closed on a 202-unit last week.  

There isn't much you can't do with these two, besides complex scheduling and costing, and they are easy to format to your needs and preferences.”
