@Chase Gochnauer Typically, you want to time your closing closer to the 2nd or 3rd of the month because that way you get most of the rents for that month.Now, in this scenario in which some tenants haven't paid on 15th?

I have a few specific sellers I am waiting to get off the fence and retire, but I am generally in agreement with you @Diane G.I refuse to pay these crazy prices and chase skinny deals.

Note Cozy allows for tenants to pay using a credit card.For my other units I've used Chase/Zelle QuickPay.
