My question is, do i spend $50k on the basic pool in back yard or buy club house with everything for $50k, its only about 1 block away from our house.

I get a ton of telephonic solicitations from folks claiming to be HML, I just block the number and move on.

In the Harrisburg area alone you'll see vastly different markets from block to block, township to township. 

Use a detail sander or sandpaper wrapped around a wood block for areas the other sanders could not reach.

The thing about Rittenhouse is that it is a very idiosyncratic market, block by block, unit by unit, layout by layout, without having detail, its hard to say

We manage a SF in the 100 block and I would not recommend  buying on that block due to the Industrial building on same block  and it is a dead end  block.

Cash flow and cash on cash return looks fantastic of course, but guess why a lot of local investors who have been around the block once or twice are not buying these up as they become available?
