If you screw up, take a property off the market, put the bank or homeowner in a poorer marketing period, like winter, cause delays, missed sales, wasted the time of some salaried asset managers, added administrative expenses for the bank and then find you can't close as agreed and it is discovered you don't have two nickels to rub together, you can be nailed.

I feel that when the current administration got in office and was trying to help homeowners more remods were accepted but in the past 2 years I haven't seen one homeowner have any success with that.

Went down the city hall and spoke to lot of people, multiple email etc. finally they waived the late fee on the fine (around 300$), and declined to do any other concession, my agent told me they use to waive it all off for new home owner as long as they can bring the property in compliance within a certain timeframe (usually 60 days) but not any more, I would guess it's very local and depends on the will of city administration.
