I want to stick to flipping houses at this point and eventually start accumulating some cash flow properties.

I think I will continue to buy-and-hold in NoVa, but accumulating capitol in RVA would be great and good experience. 

There would be very few ways to accumulate that much money in that short amount of time, but you can certainly get started.  

So the time that passes from the first purchase to the fourth is a total of 6 years. 6 years to accumulate 12 units is pretty fast.

We may find out that we need a 45 minute or 1 hour time block duration if we regularly exceed 30 minutes (especially if we experience vacancies, several maintenance requests, or if we accumulate more rental units)This will hopefully allow us to organize our time, communicate better, and get more things done.

So you start to accumulate capital using equity from these properties.

That rent/price ratio doesn't exist in my immediate area but if it did I'd try to accumulate a ton of them.

I have seen families with very modest salaries accumulate a nice retirement nest egg.
