@Erika RogersBrandon Turner has a video on You Tube called the four square method.This is a great work through to quickly analyze a rental property.

I want to do it like real brokers, Ive watched countless youtube videos.. however, I am aware that they teach erroneous things.

Honestly, I found it through Brandon's great YouTube videos and maybe those set the expectations high, so I was super excited to discover BP had forums ... but I'm having trouble finding the usefulness of the forums. 

I initially wanted to play wait and watch but upon watching few YouTube videos and educating myself I decided to register to get vaccinated (actually I am still not too sure if getting vaccinated is the right decision at this point in time, I just want to keep the ball rolling) interestingly all of my tenants have an absolute stance to not take the vaccine.Anyone ran into this situation with tenants having a divided stance on getting vaccinated in multi-family or multiplex setup?

I have heard it stated on a popular STR YouTube channel that you can use the noise decibel level graphs as evidence in party situations to remove guest without a refund. 

I've been teaching myself 4-square analysis (from Brandon's YouTube) and learning to read the numbers.
