Occupancy is critical with first mortgages, and in the 1st lien world there is usually a higher chance of vacancy (and if that is the case you're usually exiting through the property as opposed to 2nds where you would usually exit through the borrower).

It's listed for sale and marketed to the world through this fancy world-wide web thingy!

So I'm choosing to start as a wholesaler just until I can move up in the real estate investor world and start Buying properties to rent out. 

I honestly don't know how to go about this.I'm looking to enter the world of REI.I'm good with social media,networking,marketing and like to see how houses are remodeled etc.I have tried going to REI clubs.But i meet investors that wants $$$ For there classes.I'm willing to work hard and prove myself.i'm located in miami fl.any suggestions would help out tremendously

Do you know if I have to repost using key worlds like Maryland Real Estate Agent in my post or having used words like that in your and my replies is sufficient.  

I am not a lender and I haven't (yet) borrowed from a HM lender, so I don't have any real world experience. 

I'm a complete rookie to the world of real estate, but I'm drawn to the idea that building a portfolio of buy and hold properties is a solid "get rich slow" plan.

And now I am writing my intro to show the world who I am.
