I'm currently looking in Jacksonville Fl area but open to other emerging areas where there is enough listings worth a boots on the ground visit.

Also, do you know of a good website I could visit to get ideas?

They are a handful to work with as far as U&O and other inspection items.

I would recommend you start doing in home visits with perspective tenants.

Over the weekend I installed a lock on the outdoor hose and informed tenants I would be making visits to check for leaking toilet flappers etc.After word got around I was contacted by one of the tenants to inform me that the one unit that has in-unit laundry (preexisting when I bought the property last Nov) has been running the washer at least once a day.

What source/site is best used for finding owners of properties ?

Have you looked on the county assessor site for an owner?
