If the p-traps in the waste lines are drained that allows sewer gas and smell back into the property.

It's 30 minutes outside of Chicago, so the rental rates are pretty solid....until you remember that it's still under Cook county's property taxes. 

I find it a waste of the seller's time to get a house on contract and then try finding a buyer.

Nashville is super hot and there are lots of guys out there marketing but not a lot of them have a solid sense of direction.

If you have a solid, qualified contractor who will do that for you... then yes, tell the owner you need your contractor to walk it.

I was really just hoping for some solid eye opening agreements to why he wants it all legal and written down.

Although the portfolio I had found was intriguing with a solid roi I don't think it's worth paying taxes on the remaining 65k.
