If you don't vacate within 3 days they can file an unlawful detainer action (eviction).You should avoid going through eviction because it will be an additional mark on your record and make renting more difficult.If I were in your position I would wait until the new owner contacted me - but I'd be prepared to move fast.

Regardless of the details, if the tenant doesn't pay, I still have to pay.If I get the property subject to, then I have to be prepared to get a loan if the loan I took over gets called.
